This information has been accumulated through my experiences as a product representative for metal roofing manufacturers. During that time, I have done significant research using the internet, conversations with 100s of roofing contractors of all sorts, and first-hand accounts of successful and failure with metal roofing systems.
The best test I’ve found was done by Mike Guertin, who is a builder and author in Rhode Island. He field-tested 11 of the most popular models on heavyweight shingles, which were laid over 5/8″ sheathing in cold weather, as well as more moderate temperatures. That’s a good test, because those are tough conditions for a Reliable Roofing, Windows and Siding nailer.
Myth 1: Metal roof has a higher risk of getting struck by a lightning. Reality; No metal roofing does not increase the chances of your house getting struck by a lightning. In fact, if your house does get struck, metal roof will help to dissipate the charge, and because metal is a non combustible material, your roof will not catch fire.
One other place where you can find your flat roofing developing plenty of cracks is the seam area. Whenever there are joints between flat roof parts there will be weak linkages in these spots. Thus, these areas are automatically more susceptible to leakages and water seepage in later years. As your flat roofing gets older, you will find more water seeping into these roof seams resulting in severe damage. Even if you happen to seal up these seams well it can still have leakages in them. Therefore, always be sure to inspect the roof seams thoroughly when you are looking for leakages on your flat roofing.
Choosing the right contractor is the most important step. Be sure that you obtain at least three written estimates. These estimates should all be based on the same type and quality of materials. Time needed to complete the project should also be included. Be sure to inquire how work will proceed and how trash will be handled so that you will know what to expect as the job proceeds. Understand the differences in your bids if there are variations. Donft automatically choose the lowest estimate!
Metal roofing prices usually include all that is needed to install the whole system. Included in the package would be the panels, caps, fastening clips, and all the trims and flashings. But then again, some manufacturers don’t add these to the total cost. And so to be sure, try to ask all about it before making a purchase.
What lies beneath the material used for metal roofing is responsible for the fire resistant factor of the roof itself. All in all the many advantages of metal roofing makes it very attractive.
